Maintenance

  1. For all installed elevators, maintenance is mandatory.
  2. Maintenance includes the regular inspection of the electrical and mechanical safety devices, as well as the other components of the lift, to verify and assess unsafe operation, which may result from the installation of the lift due to wear, damage or misalignment of the mechanical and/or electrical safety devices and its other components. It also includes the necessary work to restore safe operation by eliminating the damage and misalignment, as well as the cleaning and lubrication, where necessary, of all components in accordance with the rules of the art and the instructions of the manufacturers of the components and safety devices.
  3. The maintenance program is formulated in accordance with the safety requirements provided for by the provisions in force at the time of installation of the elevator in combination with the distinctions of article 15 hereof.
  4. Each lift must be periodically maintained with a frequency determined as follows:
    a) For elevators installed in single-family homes, regardless of stops and floors, every two months.
    b) For elevators installed in apartment buildings and hotels with up to 200 beds, regardless of stops and floors, every forty-five (45) days.
    c) For lifts installed:
    i. in public places, in railway stations, in airports, in underground or overground passages, and generally in buildings or parking lots accessible to the general public,
    ii. in areas exposed to particular effects of the atmosphere or the surrounding area, such as e.g. very high or low temperatures, increased dust growth, increased risk of corrosion, risk of explosions, etc.,
    iii. in hotels with more than 200 beds or in buildings serving the general public (>10000 trips/departures per week) iv. in hospitals, the number of maintenances is twice a month. In the case of seasonal activities of the cases of subsection (c) of paragraph 4 of this article, the number of two maintenances per month provided for is observed exclusively for as long as they are in operation.
  5. A regular maintenance program is drawn up by the responsible maintenance person according to the actual number of maintenance operations agreed with the owner or manager for each elevator that has been undertaken for maintenance, and in any case not less than those provided for per elevator category.
  6. If an elevator is out of service, no maintenance may be carried out during the outage. However, if the outage exceeds three months, then, before it is put into service, maintenance must be carried out in accordance with paragraph 2. The outage of an elevator in the above cases is notified to the competent service of the Prefectural Government.
  7. The owner or manager or their legal representative may agree with the respective responsible maintenance person to make more visits per year than those provided for in article 4, paragraph 4 and to provide special services (breakdowns, repairs, spare parts).
